Front & York and Magnolia DUMBO are a pair of 22-story buildings rising from a shared podium in Brooklyn.

Leasing began in 2022 for the 727-unit, 1.2 million-square-foot residential and retail development developed by CIM Group and LIVWRK and designed by Morris Adjmi Architects. Built on the site of a former industrial and manufacturing parcel at 85 Jay Street with a portion used for lead smelting, the project was enrolled in the New York State Brownfield Cleanup Program and incorporated remedial activities into the redevelopment.

AKRF implemented a Remedial Action Work Plan for the site, including the removal of over 250,000 cubic yards of material along with several underground storage tanks. We implemented a site-specific health and safety plan and community air monitoring plan during excavation and loading of material for off-site transport.
