The 15.25-acre Belleville Industrial Center hosts over 30 tenants with light to heavy industrial operations alongside the Passaic River.

AKRF conducted forensic investigations to discern the origins of released chlorinated solvents and establish less restrictive site-specific groundwater remedial standards to decrease the owner’s costs to achieve regulatory site closure. There were more than 70 industrial underground storage tanks that contained chemicals such as acetone, chlorinated solvents, isopropyl alcohols, and heavy petroleum distillates. 

We quantified the environmental cost liabilities associated with three distinct regulatory compliance matters at the site. By defining the potential costs to mitigate the environmental impacts, AKRF was able to develop an innovative, novel cash flow model to address compliance issues within the NJDEP regulatory and mandatory deadlines.
