The SoHo/NoHo Neighborhood Plan will ensure the area’s continued economic vitality, adaptability, and resiliency.

AKRF led the environmental planning effort for the New York City Department of City Planning, including a CEQR Environmental Impact Statement addressing the full range of environmental analyses throughout a 56-block study area.

The EIS comprehensively analyzed new zoning regulations to allow residential conversions and expanded commercial uses in the neighborhood’s iconic loft buildings, as well as new ground-up residential and commercial construction.

The zoning changes were intended to create opportunities for new housing, including affordable housing; better reflect existing built conditions; strengthen the mixed-use character of the neighborhoods, including office and retail uses; and celebrate the unique architectural and creative legacies of SoHo and NoHo.

Adoption of the proposed zoning framework required detailed analyses and careful consideration of land use, historic resources, urban design, and neighborhood character.

The plan was approved by the New York City Council in December 2021.
